Zero Down · A live underwriting session
The Pencil Test
Bring your real numbers. We run 2026 economics both directions and tell you what actually pencils — either way.

How the session runs
- 01Bring your real numbersYour last two or three deals — purchase, rehab, exit, hold time — plus your age band, runway, and deployable capital. No actuals handy? Bands work; the ruling is just labeled provisional.
- 02We run it both waysYour deals re-priced at 2026 flip margins, cap rates, and financing costs. Then the same capital and skill run through a small-business acquisition at real SBA-range multiples. Age and runway sit on screen as variables in both.
- 03The rulingA versioned rubric — not a sales script — decides what pencils for you now. “Stay in real estate, here’s your pencil” is a designed outcome we honor.
- 04The two-reader dossierThe full analysis as a printable document: your deals re-priced, the acquisition pencil, the ruling with its rubric factors, every assumption with a named source — plus a second copy for a co-decider if you name one.
The honest-underwriter contract
- The ruling can go either direction. If your numbers still work in real estate, that is the ruling you get — designed, logged, and honored, not a funnel trick.
- Every market figure has a named source and an as-of date. You can read the whole assumptions table in your dossier.
- Every modeled number is an estimate. This is a re-pricing of a moment, not a promise about your future.
- Real estate is never renounced here. At most it gets demoted for a season — and the dossier always includes your path back.
